430 Monroe Avenue NW is a new ten-story “liner” building built along Grand Rapids’ Medical Mile healthcare corridor and is the new home of Perrigo Company’s North American Corporate Headquarters. At a cost of $70-million and size of 125,000 square-feet, the structure is constructed immediately adjacent to and partially on top of an existing six-story parking structure. The building’s lower seven floors are available for leasable office space while its upper three floors are dedicated to Perrigo.
At over 130-feet tall, the steel-framed structure relies on reinforced-concrete walls for lateral stability, including the stair and elevator cores and a separation wall between the office building and parking structure. The tight site saw zero-lot-line foundations as well as shared foundations with the parking structure- a 5-feet thick by 11-feet wide continuous grade beam supporting the edge of both structures. The foundations consist of auger-cast piles, pile caps and grade beams. Both a rooftop mechanical penthouse and an 8-feet tall parapet acting as a screenwall are utilized to conceal mechanical equipment. One of the biggest structural design challenges was the consideration of vibration of the long-span steel floor beams and girders, given their spans of 60-feet due to the column layout that had to match that of the parking structure below.
