140 Ottawa is one of two towers completed simultaneously as part of the $70-million-plus Warner Plaza super-project, which revitalizes an old under-used 125-space surface parking lot. The 12-story, 115,000 square-foot Hyatt Place is a 160-room hotel located in the heart of downtown Grand Rapids; and is the sister building to the adjacent 15-story mixed-use 150 Ottawa / Warner Building, which contains a parking structure that hotel guests use. The hotel features a pool and fitness center; banquet/event spaces; full-service bar, market area, and cafeteria; and a 5,300-square-foot, 120-seat restaurant. The building’s façade features floor-to-ceiling glass allowing abundant natural light and cityscape views.
The all-concrete structure is supported on large conventional shallow foundations, including five-foot-thick “mat”-style footings at the stair and elevator shear-resisting-cores; consists of 7-½”-thick post-tensioned flat (plate) floor slabs; is supported by reinforced concrete columns up to 30” in width; and is braced laterally by shearwalls that are 12” and 16” thick at their base.
